All rent is paid through Stripe. Autopay keeps the advertised rate. Stripe is our reminder and ledger system.
This Rental Agreement (“Agreement”) is between J&M Mini Storage & Car Wash (“Facility,” “we,” “us”) and the adult who signs up online or in person (“Tenant,” “you”).
By completing Stripe Checkout, paying rent, updating a payment method in the Stripe Customer Portal, or using a unit, you accept this Agreement and the facility rules. The controlling electronic record is stored with Stripe and our systems.
Unit, rate, move-in date, and payment plan are shown at booking on www.jmministorage.com/book and on your Stripe receipts/invoices.
Rent. You pay the monthly rate for your unit product in Stripe. Advertised unit prices are AutoPay rates.
Late fee. AutoPay keeps monthly billing simple so extra office notices are not needed. A $25 late fee is assessed on the 5th if rent is unpaid. It appears in Stripe as “Processing and handling.” This is not a late fee.
AutoPay. A card or wallet on file in Stripe keeps the advertised rate. Tenants add a payment method in the Stripe portal, or the office sets it up. Automated assistants never enroll AutoPay and never take payment.
Default. Failure to pay rent, fees, or other amounts when due in Stripe is a default. We may deny access, overlock the unit, and enforce remedies allowed by Georgia law, including the owner’s lien on stored property.
Autopay means a valid payment method stays on file in Stripe and each renewal period is charged automatically (charge_automatically).
At Checkout, Stripe will ask you to save a payment method for recurring rent. That is intentional — this yard runs full automation. Staff are not your monthly payment reminder; Stripe is.
You can update your card/wallet and view invoices anytime at www.jmministorage.com/portal (Stripe Customer Portal).
If a charge fails, Stripe retries and emails you. You remain responsible for amounts due.
All rent and storage fees for online rentals must be paid through Stripe. We do not treat cash, paper check, Venmo, Zelle, or other off-platform transfers as rent settlement for automated leases. If you pay something outside Stripe by mistake, it does not clear your Stripe balance until we reconcile with proof (see Disputes).
Amazon Pay and Cash App Pay appear in Stripe Checkout when Stripe enables them for your session. Klarna (buy-now-pay-later through Stripe) may appear on eligible prepaid multi-month Checkouts.
Monthly Autopay subscriptions typically use card, Link, Amazon Pay, or Cash App when available. Klarna is for prepaid one-time Checkout amounts, not open-ended monthly cycles.
You may prepay rent in a single Stripe Checkout payment:
Klarna (and other Stripe-supported wallets listed above) may appear at Checkout for eligible prepaid amounts. Availability is controlled by Stripe and your eligibility.
After a prepaid period, the lease continues month-to-month on Autopay at the unit’s monthly rate unless ended under this Agreement. Prepay discounts apply to the prepaid block only.

Keep your email and phone current on your Stripe customer record. That is how reminders reach you.
If you believe a charge, invoice, or reminder is incorrect:
We will compare your proof to Stripe. If Stripe is correct, the balance stands. If your proof shows a Stripe error, we correct the Stripe record. Off-platform “I paid someone cash” claims without verifiable proof do not clear automated rent.
This is a month-to-month self-storage rental that renews automatically at the end of each paid period until you or we end it under this Agreement and applicable Georgia law.
You do not need to sign a new paper each month. Continued occupancy and/or Stripe subscription renewal is acceptance of the renewed term and then-current lawful fees disclosed in Stripe and this Agreement.
Rate changes, if any, will be noticed as required by law using your contact information on file in Stripe.
Under Georgia self-storage law, the Facility has a lien on personal property in the unit for rent, labor, and other charges allowed by law. If you default, we may deny access and proceed with enforcement and sale procedures allowed by law after required notices.
Use the unit only for lawful storage of personal property. No living in the unit, no hazardous materials, no illegal items. You are responsible for locking the unit and for insurance on your property.
Notices may be sent to the email/phone on your Stripe account or last address provided. Military rights under federal SCRA may apply if you qualify.
